The Preserve at Lamplighter Village in Warrington, Pa will consist of 21 Homes and will be part of The Villas of Lamplighter Village.  The entire community is approximately 27 acres and is located off of Street Rd, about one mile west of Rt. 611.

The Preserve at Lamplighter Village in Warrington Pa will be owned in condominium ownership, which is very common for a planned community.  Each home will consist of the lot for the home, the building and improvements thereon, and an undivided percentage ownership interest in the common space and the common elements. The common elements will be managed by a Homeowner’s Association.

There is a clubhouse currently being built.  It will have a great room, media room, kitchen, fitness center, locker rooms, two card rooms, and an outdoor gazebo.  
Each home may have up to two dogs (combines weight can not be over 50lbs) or two cats.  

The Preserve at Lamplighter Village Fees:
The monthly association fee is $225.00.  It is anticipated that the fee will increase to $250 per month once the clubhouse is built. There is a one time capital contribution fee of $500.  The monthly fee covers the landscaping and snow removal of common grounds, street lighting, trash removal, insurance for the common and limited areas of the community, management of the Association, maintenance and up keep of the clubhouse, as well as other operating costs.  
It is estimated annual taxes on the base priced home at The Preserve at Lamplighter Village will start at approximately $6,300 – $6,800 and go up from there depending on the final price of your home.  

Water and Sewer are provided by Warrington Township and it is estimated that your quarterly water and sewer charges will be on average between $58 – $141.

PECO will provide your gas and electric.  Natural Gas will heat both the home and hot water.  Central Air, standard ranges, and dryer connections are electric (gas options are available).  Your monthly utility bills will vary on how warm or cool you prefer the home and how much you use your appliances.  McKee uses include high efficiency heating and cooling, expert insulation of attics and walls, low-E windows, and sealed insulated ductwork to help provide comfortable even temperatures and lower energy bills.
