The market has remained hot! Inventory is still drastically low! Meaning it is still a sellers’ market. With that being said, we have several Selling Success Stories to share with you.
Our first example is in Fairless Hills. The sellers reached out to me after seeing our unique innovative marketing. I visited the home 6 weeks prior to them putting the home on the market. I came out to the home and conducted a Home Salability Assessment. This is where I come out to the home and give you tips and tricks on what to do to get your home ready for sale. I helped and guided them through the process of getting the home ready; giving them the names of contractors to assist. I put the home on the market on a Friday and presented offers on Monday. We had 6 offers! One stood out from the rest, giving them well above asking price. They had minimal inspection repairs and got their desired settlement date!
Our second example is in Pennsbury school district. They are a growing family that needed more space. They weren’t pleased with their realtor that sold them their home. They felt that their previous realtor didn’t have their best interest in mind. I sat down with them and explained our communication guarantee and outlined how I work. In this instance too, I went out to the home and gave them tips and tricks on what to do to get your home ready for sale. I gave them the name of a handyman, painter and flooring specialist. Again, we put the home on the market on Friday and presented offers on Monday. We had 8 offers! And it came down to 2 that stood out well above asking price with agreeable terms. The deciding factor in their case was the one buyer was more flexible on the settlement date. We wrote into the contract that the seller needs to find a house to purchase before they are able to sell. That was extremely important to them because they do not want to move twice. We made that happen.
If you’re looking to purchase in this market it is a great time as well because interest rates are so low. When the interest rates are lower that means your buying power is greater. So, you can afford a more expensive house. Which is attracting many buyers to the market. Yet, if you’re looking to purchase In this fast-paced market you need to be aggressive. You need to have an agent on your side who is creative and knows how to get you the home of your dreams. This is where having an expert agent becomes crucial. Do your research and know who you’re hiring as a buyers’ agent. Don’t hire the first agent you talk to without doing your research.
