1. The Product: Townhome Living or a Choice of Home Types?

This is the first decision.

Yardley Woods offers townhomes only. These are not small attached homes. The community’s plans range from approximately 2,198 to 3,445 square feet, with three or four bedrooms, up to 3.5 baths, two-car garages, loft spaces, and finished basements.

Every home includes a first-floor owner’s suite. That makes daily living easier now and supports aging in place later.

Regency gives you more product choices:

  • Detached single-family homes
  • Attached carriage homes
  • Smaller and larger floor plans
  • Two- to five-bedroom configurations
  • First-floor owner suites in many plans

If you want a detached home with your own yard, Regency is the only option between these two communities.

If you want an attached home, both communities deserve a close look.

2. Size: Yardley Woods Is Larger, but Regency Offers More Bedroom Flexibility

Yardley Woods starts at approximately 2,198 square feet and reaches about 3,445 square feet. That is a significant amount of space for a 55+ townhome.

In fact, Yardley Woods’ smallest home is more than 500 square feet larger than Regency’s smallest advertised plan of approximately 1,626 square feet.

That extra space can matter if you are:

  • Downsizing from a 3,000- to 3,500-square-foot home
  • Keeping a dedicated office
  • Hosting children or grandchildren
  • Maintaining a hobby room
  • Wanting a finished lower level for recreation or storage

Regency, however, can offer up to five bedrooms in certain plans. That may be more useful than raw square footage for multigenerational living, frequent guests, or buyers who want several private rooms.

Do not compare only the community-wide square-footage ranges. Compare the actual floor plans. A 2,400-square-foot home with an efficient layout may work better for you than a larger home filled with formal rooms you rarely use.

Regency can reach the low $900,000s at the upper end. So the communities overlap at higher price points, but they are not identical choices for a buyer with a strict budget.

At Yardley Woods, the premium may buy you:

Choose Regency if you will use the clubhouse, pools, fitness center, and activities. Choose Yardley Woods if you prefer privacy, nature, and a more low-key social environment.

A large amenity package can also represent a significant portion of monthly HOA fees. Confirm the current fee, what it includes, the last three years of increases, the reserve study, and any pending special assessments before buying.

6. Construction Era, Energy Efficiency, and Warranty

Yardley Woods was built around 2019–2020. Ryan Homes’ BuiltSmart program includes:

Ryan Homes also provided a 10-year structural warranty. Buyers should confirm what warranty coverage remains and whether any claims were made on the specific home.

Regency homes were built over a longer period, approximately 2011–2023. That means the age of the roof, HVAC, water heater, windows, and appliances can vary considerably.

Older Regency homes may have something Yardley Woods does not: a longer track record of ownership and completed updates. A well-maintained resale with a newer roof and renovated systems can be an excellent value.

Ask for service records. Do not rely on the community’s average construction date.

7. Finishes and Ownership Structure

Yardley Woods homes feature:

Yardley Woods also offers fee-simple townhome ownership. Owners own the structure and the ground beneath the home, not just the interior airspace. Confirm the exact ownership and maintenance structure for the specific Regency home, especially when comparing a carriage home with a detached home.

8. Maintenance and HOA Questions to Ask

Yardley Woods’ HOA covers:

  • Snow removal
  • Trash removal
  • Common-area maintenance
  • Exterior home maintenance, including roof, siding, and gutters

For Regency, confirm what applies to the specific product type. Exterior maintenance coverage can differ between single-family and carriage homes.

Before making an offer in either community, request:

  • Last three years of fee increases
  • Reserve study
  • Recent budgets and meeting minutes
  • Pending or recent special assessments
  • Insurance coverage
  • Maintenance responsibilities

Philadelphia is often approximately 30–40 minutes away, traffic permitting. New York City is feasible as a day trip.

The honest third answer

If you want a smaller, simpler, mostly single-level home in the 1,100- to 1,600-square-foot range, neither community may be the right fit.

You may want to compare options such as Village of Southampton, Forest Ridge, or Avenrowe.

Avenrowe is especially scarce: only 80 homes were built between 1999 and 2000, there is no room for additional development, and demand for single-story housing remains high in the Bucks County 55+ market. Inventory can be limited, and buyers may face a waiting list when the right home is not immediately available.

For Village of Southampton, check the association’s reserve health, fee increase history, special assessments, elevator maintenance contract, and elevator service history. Those details matter in a 49-unit, three-building condominium community.

A Note for Sellers: Do Not Overimprove

If you are selling your current home before buying in Yardley Woods or Regency, be selective with pre-sale improvements.

As a practical rule, skip projects that:

  • Cost more than 1% of your home’s value, and
  • Return less than 75% of the project cost

Still, the connection is meaningful. You can choose the privacy of Yardley Woods and remain next door to Regency’s larger neighborhood environment.
