Bucks County’s active-adult market is already tight. Occupancy is estimated at approximately 92.6%, although that figure is a market indicator: not an official countywide government statistic. The county also has a large and growing older population. According to the Pennsylvania Department of Labor & Industry Bucks County profile, roughly 36% of Bucks County residents are age 55 or older.

The practical takeaway is straightforward:

  • Buyers want first-floor living.
  • Existing homeowners are staying put.
  • New construction takes time.
  • Avenrowe has only 80 resale homes.
  • Demand can arrive much faster than supply.

That is the turnover story. And it is a major part of what determines your price.

Avenrowe’s Scarcity Is Structural

Avenrowe was built between 1999 and 2000. Once construction was complete, the community had 80 homes.

Those homes are attached quad-style residences. Each home is a corner unit, which gives owners:

  • Windows on multiple sides
  • A private entrance
  • A one- or two-car attached garage
  • Interior garage access
  • A mostly single-level layout
  • Approximately 988 to 1,752 square feet
  • Usually two or three bedrooms
  • Two to two-and-a-half bathrooms

Some homes also have finished upstairs or attic areas. That extra space can be useful for storage, hobbies, guests, or an office. However, buyers should look carefully at the specific layout. Avenrowe is marketed as a single-level community, but not every square foot is necessarily on the main floor.

The community is already built out. The land is developed. McGrath is no longer releasing new homes there.

That creates a fixed supply. Unlike a new community with multiple phases and hundreds of future homes, Avenrowe cannot simply add another section when demand increases.

Why True Single-Level Living Is So Valuable

Many buyers in their 60s, 70s, and beyond are not necessarily looking for assisted living. They are looking for a home that is easier to manage now and more practical later.

That often means:

  • No daily lawn maintenance
  • No snow removal from the driveway
  • No stairs required for everyday living
  • A first-floor bedroom and bathroom
  • An attached garage
  • A smaller footprint
  • Access to neighbors and community amenities

This is why Bucks County 55 plus communities can attract steady demand even when the broader housing market changes.

The supply of true low-maintenance, single-level homes is limited. Many newer 55+ communities offer larger single-family homes, but they may also come with higher prices, longer construction timelines, or waiting lists. Other communities offer condos or townhomes without the same garage access, corner-unit design, or private entrance.

Avenrowe occupies a particularly specific part of the market:

When a buyer wants that exact combination, there may not be five comparable homes available. There may be one: or none.

The Numbers: 2014 Compared With 2026

The reported sales history shows how much Avenrowe values have changed over approximately twelve years.

In 2014, reported sales included:

  • 988 square feet, two bedrooms, two bathrooms: sold for $187,000 after 12 days on the market
  • 1,270 square feet, three bedrooms, two-and-a-half bathrooms: sold for $219,900 after only three days on the market

At that time, the association fee was reported at approximately $190 to $192 per month.

Reported 2026 sales on Avenrowe Court include:

  • 28 Avenrowe Court: sold for $360,000 on July 10, 2026
  • 22 Avenrowe Court: sold for $380,000 on July 17, 2026
  • 24 Avenrowe Court: sold for $379,500 on April 7, 2026
  • 80 Avenrowe Court: sold for $355,000 on April 29, 2026

That illustrates a reported movement from approximately $187,000–$220,000 in 2014 to roughly $355,000–$380,000 in 2026.

That is a substantial gain. It is also not a promise.

Individual homes vary significantly based on:

  • Square footage
  • Garage size
  • Location within the community
  • Updates and renovations
  • Kitchen and bathroom condition
  • Roof and HVAC age
  • Finished upper-level space
  • Buyer demand at the time of sale

The historical Avenrowe pricing information also reported a median of only seven days on market in 2014. That is important. Fast turnover is not necessarily a recent post-pandemic trend. Avenrowe homes have attracted quick attention for years when priced appropriately.

All figures above are reported or approximate. They should be verified against current MLS records, public records, association documents, and the condition of the specific home.

The HOA Fee Has Changed, Too

In 2014, the reported association fee was approximately $190–$192 per month.

Current listings and community information commonly report a fee near $310 per month, although buyers should verify the exact amount, what it covers, and whether any increases are planned.

That is an important increase:

  • Approximately $190 per month in 2014: $2,280 annually
  • Approximately $310 per month now: $3,720 annually
  • Approximate difference: $1,440 per year

Association fees may cover services such as:

  • Lawn care
  • Snow removal from streets and driveways
  • Exterior maintenance
  • Common-area maintenance
  • Community amenities

But fees are not permanent. Insurance, labor, utilities, repairs, and reserve needs can all affect future increases.

Before purchasing, ask for:

  • The current budget
  • Recent fee history
  • The reserve study
  • The rules and regulations

  • The association’s insurance responsibilities

A higher fee may still be worthwhile if it replaces expensive maintenance. You need to understand the full value: not simply compare the monthly number with another community.

The scarcity at Avenrowe is part of a larger pattern among 55 and over communities in Bucks County PA.

Established 55+ communities are often highly occupied. New communities may be 12 to 18 months away from delivering homes: or even farther out if approvals and construction schedules change.

That leaves resale homes as the near-term inventory.

In 2026, the broader Bucks County market has seen more inventory and price reductions than during the most intense years of the pandemic market. Approximately 20.4% of listings reportedly experienced price cuts. That does not mean every segment has equal supply.

Avenrowe is a very small niche:

  • Only 80 homes
  • No new construction
  • Long-term owners
  • A true single-level design
  • Convenient access to Route 1 and I-95
  • Close proximity to shopping, dining, healthcare, and recreation

A broader market may soften while a specific community remains competitive. That is why we look at community-level sales: not just countywide headlines.

The Honest Tradeoffs of Buying at Avenrowe

Scarcity can support value. It does not eliminate the drawbacks.

You probably will not get a bargain

If a home is priced correctly and several buyers want it, the seller has limited reason to negotiate aggressively. Buyers who need to “win” on price may find Avenrowe frustrating.

You may pay strong money for an older home

These homes are now more than 25 years old. Some may have original or dated:

  • Kitchens
  • Bathrooms
  • HVAC systems
  • Roofs
  • Windows
  • Flooring
  • Water heaters

Budget for improvements in addition to the purchase price. Ask directly about the age and maintenance history of major systems.

You may have to wait

Scarcity has a time cost. If you need to move within 60 days, Avenrowe may not have an available home when you need one.

Flexible buyers generally have more choices. Getting notified early is essential.

The HOA fee may continue to rise

Plan for increases. Review the financial documents before you commit.

Appreciation is not guaranteed

The 2014-to-2026 comparison is encouraging, but it reflects a specific period of demand, limited supply, and changing market conditions. Buy Avenrowe because the home fits your life. Treat appreciation as a possible benefit: not the reason for the purchase.

Exterior control is limited

The association may regulate doors, paint colors, landscaping, fencing, sheds, and other exterior changes. Read the architectural guidelines before you fall in love with a particular unit.

What Does This Mean for Your Price?

As a buyer

Expect to pay market value for a home that is:

  • Well maintained
  • Updated
  • Correctly priced
  • Located in a desirable part of the community
  • Offered when competing inventory is limited

Do not assume that an older home is automatically inexpensive. Scarce housing can command strong prices even when updates are needed.

At the same time, scarcity is not a reason to skip due diligence. Review the inspection, association documents, fee history, and shared-wall responsibilities. Confirm who handles roof and exterior repairs.

As a future seller

Avenrowe is the kind of community many sellers want to own in: small, established, convenient, and difficult to replicate.

That does not mean every home will sell instantly at any price. Condition and pricing still matter. But a well-prepared home can benefit from a buyer pool that has been waiting for a specific opportunity.
