If you are looking at 55 and over communities in Bucks County PA, you need to know that the process for new construction is completely different from buying a resale home. Most buyers walk into a model home and fall in love with the “base price,” only to realize later that the home they actually want costs $100,000 more!

1. The Timeline: 6 to 12 Months is the Norm
When you buy “to-be-built,” you aren’t moving next month. In today’s market, most new construction homes take anywhere from 6 to 12 months from the day you place your deposit to the day you get your keys.
- Permitting: This can take 2-3 months before a shovel even hits the dirt.
- Weather: A rainy spring in Bucks County can push your closing date back by weeks.
- Supply Chain: Even now, certain fixtures or appliances can cause unexpected delays.
PRO TIP: You need a rock-solid plan for your current home. Selling too early means moving twice; waiting too long means you might not have your equity ready for closing. We help our clients time this move perfectly so they aren’t “homeless” during the build!
2. The Design Studio: Where the “Base Price” Disappears
The model home you toured? It likely has $150,000+ in upgrades. The “base price” advertised on the sign usually includes basic carpet, standard laminate counters, and very simple cabinetry.

When you go to the Design Studio, you will be making HUNDREDS of choices:
- Flooring: Do you want hardwood or LVP throughout? (Upgrade!)
- Kitchen: Quartz countertops, soft-close drawers, and under-cabinet lighting? (Upgrade!)
- Electrical: Want extra recessed lights or a ceiling fan prep in every room? (Upgrade!)
WE ADVISE: Budget at least 15-20% above the base price for the finishes you actually want. It’s better to be pleasantly surprised than over-budget!
3. Lot Premiums: You Pay for the View
Not all dirt is created equal. In 55 plus communities in Bucks County PA, builders charge “lot premiums” for the best spots.
- End Units: Often $10k–$30k extra for more privacy and light.
- Pond or Woods View: These go FAST and carry the highest premiums.
- Cul-de-sacs: Popular for low traffic, and builders know it.
If you see a lot you love, DON’T WAIT. There is a WAITING LIST for prime lots in communities like Regency at Yardley or Yardley Preserve. If you see it, grab it!
4. The Deposit Structure: Bring Your Checkbook
Unlike a resale home where you might put down 3% to 5% at the contract, new construction builders often require 10% to 20% of the total purchase price as a deposit.
- Initial Deposit: Paid when you sign the Agreement of Sale.
- Option Deposits: Most builders require you to pay 50% to 100% of your upgrade costs UPFRONT when you select them at the design center.
- Non-Refundable: Be careful: once you customize that home, those deposits are usually non-refundable if you back out.
5. Why You Need YOUR OWN Agent (The Builder’s Rep Doesn’t Work for You!)
This is the most important “insider secret”: The friendly person in the sales office works for the builder. Their job is to get the highest price and best terms for the builder: not you.

6. Phase 1 vs. Phase 4: The Strategy of Timing
Builders increase prices as the community fills up.
- Phase 1: Usually the best pricing, but you’ll be living in a construction zone for 2-3 years.
- Final Phase: The amenities (clubhouse, pool) are done, and the landscaping is mature, but you’ll pay a significantly higher price for the same floor plan.
