Since inventory has been so low my clients are afraid to sell because what happens if they can’t find a home. This is a huge fear right now. So I want to share with you a story of how I can eliminate this fear. As an expert realtor I have developed strategies to ensure you will not be homeless or have to move twice. Last September I met with a couple and we began to prepare their home for the market. During our consultation they told me exactly what they wanted in their next home and that they did not want to settle. They wanted their dream home. And I said Ok – that is possible and I can make that happen. Within three days they had multiple offers on their home and it was under contract with a flexible buyer who was willing to accept a contingency clause written into the agreement of sale that the seller has to find suitable housing before the house can go to settlement. It is important that you realize buyers know that they have to be more flexible when there is no inventory and the market is hot.
Next, we were out on the hunt for the home of their dreams. Remember inventory was low at the end of last year in October. We put offers in on several homes, yet kept getting beat out by other offers. The inventory became extremely low right before the start of the holiday season the week of Thanksgiving. Which made them very nervous. They reached out to me and said is it just us or is there no houses coming on the market? I said no – We weren’t seeing many houses come on the market. They were afraid we would lose the buyer. I reassured them that if there are not anymore houses coming on the market – why would the buyer back out? Their buyer would have to find another house which is very difficult. Finally, in January we found the home of their dreams and put in an aggressive offer in on it. And we got it! They are thrilled. They needed a bigger house for their growing family . Everything is falling into place and we are all set to settle and make the move at the end of this month.
