Monthly Real Estate Market Update – November 2017

I​nventory is still low, so nice homes are selling faster than ever that are priced right and positioned properly. So our 2017/2018 winter outlook is bright!  Most people think that spring is the best time to sell and that just simply is not true in our current market.  There is low inventory and the buyers are out there.  Many of The Swain Team’s listings are getting multiple offers on them.    If you’re thinking about selling, now is the time to call The Swain Team so we can net you the most!  Remember we will sell your home for more money, in the least amount of time for the least amount of hassle.   

Let’s take a look at the third quarter stats that were just released:

In Bucks County, the average sales price is $359,124 that is up 4.2% from this time last year!  The number of homes coming on the market has decreased in 2017 yet the number of closed sales is less than it was in 2015 & 2016.

In Montgomery County, the average sales price is $343,728  that is up 3.1% from this time last year!  The number of homes coming on the market has decreased in 2017 yet the number of closed sales is greater than it was in 2015 & 2016.

In Philadelphia County, the average sales price is $251,456 that is up 7.8% from this time last year!  The number of homes coming on the market has decreased in 2017 yet the number of closed sales is greater than it was in 2015 & 2016.

In Mercer County, NJ the average sales price is stayed about the same  at $360,463 that is down -1.5% from this time last year.  The number of homes coming on the market has decreased in 2017 yet the number of closed sales is greater than it was in 2015 & 2016.

In Burlington County, NJ the average sales price is stayed about the same  at $237,284 that is down-2.5% from this time last year.  The number of homes coming on the market has decreased in 2017 yet the number of closed sales is greater than it was in 2015 & 2016.
