For sellers we are seeing record high sales prices so capitalize on the low inventory and sell for the most money. So there are A lot of people have the thought process, “oh it will sell – the market is hot.” Yes. It will sell and the market is hot. BUT are you leaving money on the table?

That seller could have gotten $30K + more if they listed with a realtor on the open market. The money left on the table more than covers the commission you were trying to save.
When I market a home I employ a number of strategies to net my clients the most:
1- Preparing the home for the market – start earlier than you think
2- Coming Soon Campaign – Have buyers lined up and anticipating the day you put the home on the market. Demand is key to my marketing. Demand = most money in your pocket.
3- Pricing Strategy – crush the competition. These three elements combined guarantee that you will net the most when you sell.
Why is it a great time to buy? Simply, rates are low making the amount of house you can afford much greater.
