55+ Downsizing Success Story

Excited to share with you this great story.  I met Charlie & Nancy back in June.  We had a few phone conversations discussing different 55+ options in their area.  In September, Charlie reached out to me and asked me to come out to their home and give them an idea of what to do to get their home ready for the market.  They had been preparing to downsize for about a year.  And they knew they wanted to work with a professional they could trust with a no pressure approach.

When I arrived at their home Charlie & Nancy had successfully thinned out there belongings by the time I got visited them.  They lived in a lovely townhouse in Chalfont with a large basement, garage, and 3 bedrooms upstairs.  It was becoming too much for them.  Charlie & Nancy wanted main floor living.
Next we began to discuss the different 55+ communities in the area.  They wanted to stay in the area because that is where their doctors and church is.  They wanted a community with amenities that is more social.  We explored the smaller singles in Legacy Oaks and Heritage Creek and they didn’t want the maintenance of a single.  We looked into Lamplighter Village and this was it!  They loved the smaller townshouse layouts and the location was ideal for them!  I showed them one home and they knew it was the one!  We put a bid in and it was accepted!
Finally, as an experienced senior real estate specialist we discussed how to finance the house.  They had the cash in their retirement account but I advised them that the taxes may not be worth it.  Then the cost of a mortgage for 1-2 months would be $10K.  So I proposed to them to do a home equity line of credit against their home (which was mortgage free).  It worked out perfectly and only cost them about $500 in closing costs!
Needless to say they settled on their new home and have their townhouse sold now and will be going to settlement next month.  They accepted a contract on their home that was over asking, with no inspection contingencies.
