We met Carolynne at one of our home selling seminars. We came out to her home for a home salability assessment where we realized she was in need of help badly! The home was cluttered and her husband, who she was the caretaker for, had dementia. She was overwhelmed! To sell the home we knew she would need a power of attorney for him, so we advised her to get that done before we listed the home. We also lined her up with contractors to get the home ready for the market. It took a few months of working together but it all worked out and she netted top dollar! She was able to move to NJ to be closer to her sister who is her support.
A married couple wanted to downsize but weren't sure a 55+ community was for them. Then one day they saw a picturesque ranch home situated along the Delaware River and they knew this was their next home! They quickly put an offer on the home, and it was accepted! They put their large home on the market in Bensalem and it SOLD in 1 day on our Coming Soon Marketing Campaign. They got TOP DOLLAR! No home that size and age had sold for that much in Bensalem. Again The Swain Team set the highest comp for the neighborhood!
The daughter of an aging father called us, she was given our name from a fellow PATHS member. She lived in upstate NY, and her father who was no longer of sound mind lived in NE Philly and had a caretaker. It was next to impossible to get him out of the home and we couldn't show the home with him in it. It was time for her to move him to assisted living, and she needed the money from the sale of the house to do so. So to best accommodate the father's needs, we devised a plan. We publicized the house on Coming Soon and said it would only be available one day for showings in July. We got everyone through and had multiple offers. And we got the buyer to accommodate the father's needs and timetable. What made this deal tricky is that the daughter did not have power of attorney, so we had to next petition the Orphan's court to grant her authority to sell the fathers home. We did and she was then authorized to sell the home. It all worked out with minimal stress!
Quite often we work with attorneys to get help get a home sold once the owner's pass. One of the attorneys we work with gave our name to a daughter whose father had passed away. The father built the home with his own two hands. We understood her attachment to the home and worked with her. We walked her through each step to sell. Selling an estate is more complex, you need certain paperwork. The Swain Team knows the process to sell an estate so it is a simple process for the seller and so there are no hurdles right before settlement. Sometimes it can take up to 6 weeks to procure all the necessary paperwork so, when selling an estate, you need to be proactive.
Had a very active gentleman attend one of our home selling seminars who just retired. At first he was exploring his 55+ options in the Bucks County area. We hear from many clients that the cost to buy a 55+ in PA, combined with the taxes, is just too much. So he decided to start looking in DE. We gave him the name of a top agent in DE, who was awesome! He sold his home here, and him and his wife retired to DE. Every time we talk to him he tells us how much he loves the home! He wanted to downsize before something happened, then he feared it would be too late.
A friend recommended us to their friend who had their home on the market previously, however; it did not sell. The market was good, yet she wanted top dollar. We came into the home and told her if she wanted top dollar she would have to make a few repairs. So she did. We put it on the market and had it sold within 30 days and got her asking price! She was able to move into Wood River Village where she is very happy. She enjoys maintenance free main floor living.
Met with a wonderful couple who had been out exploring 55+ communities in the area. They knew they wanted a single home in Flowers Mill. They wanted to find the perfect home, since this was going to be the last home they purchased. They previously worked with another realtor who was very pushy and it made them uncomfortable. After working with us for a while, they greatly appreciated our no pressure sales approach. We watched the market in Flowers Mill and one came on! This was the one! We wrote the offer and with some negotiation, it was accepted. They bought the home in Flowers Mill before they sold their home. This gave them time to transition from one house to the other; therefore creating a less stressful move.
Two nephews reached out to us to help sell their Aunt's house for which they had Power of Attorney. The Aunt is in Chandler Hall with Alzheimer's and can no longer live at home. They held onto it for a few years, yet they couldn't do it anymore. They were overwhelmed by the amount of stuff in the home and what it would take to get the home ready for the market. We presented them two scenarios : 1. Clean out the house and price it to sell or 2. We can have an investor come in and buy it "as is" and he can clean it out for you. They chose scenario 2 and in two weeks we were at the settlement table.
A gentleman from out of town asked us to help sell his mother’s home as she had since moved into an assisted living facility. It was important that we were able to help his mother net the most money she could from the sale, in order for her to stay in her care facility. We sold the home and she now has the comfort in knowing she can stay where she is and get the care she needs. She was even able to bring in some home furnishings to the continuing care facility to make it feel more like her “home”.
