Local Real Estate Market Update – September 2017

School is back in session and the number one question I am getting on listing appointments is:  Will the number of buyer’s looking remain high since consumers had to already move for their children to be registered in a school?  The answer is YES! 
I say it every month, Inventory is low.  Buyer traffic continues to be higher than a year ago, the typical listing has gone under contract within a month since April, and inventory at the end of July was 9.0 percent lower than last July. So the fall and winter of this year will be a great time to sell!  We anticipate that buyer demand will remain high just as it did last fall and winter. 
Those of you who attended my home selling seminar know that If you are thinking about selling in the fall or winter, take your exterior pictures now or give us a call and we will, so when we put your home on the market it will stand out from the competition. 
I want to share with you one marketing tip for selling. VIDEO.  If you put your home on the market now you NEED a custom video of your home to net the most.  Properties listed with video generated four times the number of inquiries. You’ve heard that a picture is worth 1,000 words? Forrester Research found that just one minute of video is worth 1.8 million words.
